  • 90 mm H2-treated MGP12 wall framing.
  • H2-treated pine roof trusses manufactured to the truss manufacturer’s specifications.
  • Raised designs use H3-treated timber house bearers, deck bearers and deck joists, with H2-treated house floor joists where required.
  • Selected Weathertex or Innova exterior cladding, as specified by series and design.
  • Colorbond corrugated roofing, metal fascia and quad guttering.
  • Single-glazed, powder-coated aluminium windows and external doors.

Each pre-designed home is offered with a complete standard specification. This keeps selections, pricing and construction clear from the outset.

Design changesChanges affecting the floor plan, external dimensions, roof form, window layout or structural design may require revised drafting and engineering and will be priced separately.

Clearer pricing from the start

The home package stays standard. The property is assessed separately.

Each pre-designed model is priced around its published plan and series inclusions. The property assessment then identifies any work outside the published standard assumptions and allowances.

  • A standard site-classification/soil-report allowance and the standard approval package for the selected standard design.
  • The selected slab-on-ground or raised-on-steel-stumps foundation option.

Property-specific assessment

What can change from property to property

  • Soil classification outside M/H1, difficult construction access or additional earthworks.
  • Greater slope, raised floor heights above 1 metre, retaining, cross-bracing or non-standard engineering.
  • A bushfire attack level above BAL Low or other site-specific construction requirements.
  • Service connections beyond the standard allowance, pumps, tanks, treatment systems or required infrastructure upgrades.
  • Planning applications, boundary relaxations, onsite-wastewater requirements and specialist reports outside the standard approval pathway.
  • Carports, additional paths, fencing and landscaping.

Starting-price assumptions and standard service allowance

Published model starting prices include an allowance for a standard site-classification/soil report and are based on the property being classified as M or H1, having a BAL Low rating, standard construction access, and level ground or a slight slope. Raised-on-steel-stumps pricing allows for a finished floor height of up to approximately 1 metre above ground level.

The standard package includes an allowance for up to 20 metres of town-water, sewer and stormwater connection runs from the dwelling to existing compliant connection points, together with up to 20 metres of underground electrical submains from the existing supply point.

H2, E, P or other soil classifications, higher BAL ratings, steeper sites, greater floor heights, longer service runs, pump stations, tanks, treatment systems, service upgrades and unusual site requirements are assessed and priced separately.

Final inclusions, allowances and exclusions are confirmed in the building contract and project specification.

01How much does a secondary dwelling cost?+

Each model displays separate starting prices for slab-on-ground and raised-on-steel-stumps construction. Prices include GST and are based on the published standard site, foundation and service assumptions. Final pricing is confirmed after reviewing the property, selected model and any property-specific requirements.

02Are design and approval costs included?+

Yes. The standard package includes an allowance for a standard M or H1 site-classification report, site-specific building-approval drawings for the selected standard design, structural engineering, energy assessment, private building certification, standard council document lodgement and a standard sewered plumbing-approval allowance. Planning applications, boundary relaxations, bushfire reports, unsewered wastewater approvals, specialist reports, higher BAL requirements, non-standard engineering and authority costs outside the standard allowance are assessed separately for the property.

03Can these plans be changed?+

Selected non-structural changes may be quoted as variations. Changes affecting the floor plan, external dimensions, roof form, window layout or structural design are treated as custom work and may require revised drafting and engineering. Fully custom secondary dwellings are also available.

04Can the dwelling be rented separately?+

That depends on the property, council rules, services and the intended tenancy arrangement. You should confirm the planning and legal requirements for your specific property before relying on a separate rental strategy.

05Do you build on sloping sites?+

Yes. We regularly build homes on galvanised steel stumps across sloping sites. The foundation solution depends on the slope, soil, access and engineering, and steeper or difficult-access blocks will generally cost more than a flat, easily accessible site.

06What BAL rating is included?+

The standard package and any published starting price are based on a BAL Low site. If the property requires a higher bushfire attack level, the materials, construction details and additional cost are assessed specifically for that site.
